Powhatan sits southwest of Richmond, just past Midlothian, with the James River along its northern edge. It's farmland, wooded acreage and quiet country roads, but the eastern side of the county is only minutes from Route 288 and everything in Midlothian. For buyers who want land and a slower pace without going fully remote, it's worth a close look.

Where People Live in Powhatan

Eastern Powhatan

The eastern end of the county, near Route 711 (Huguenot Trail) and Route 288, is closest to Midlothian and the rest of the region. This is where you'll find many of Powhatan's planned neighborhoods, including Founders Bridge with its golf course, and the shortest commutes. Many homes here carry a Midlothian mailing address even though they're in Powhatan County.

Powhatan Courthouse

The historic courthouse village in the center of the county is Powhatan's hub, with county offices, local shops and restaurants. Homes around it range from older farmhouses to newer subdivisions.

Flat Rock and Western Powhatan

Along Route 60 toward Flat Rock and out into western Powhatan, the county turns rural. Expect larger lots, small farms and acreage, with longer drives for errands.

Schools

Powhatan County Public Schools is a smaller district, with one high school, Powhatan High School. Many families like the close-knit, small-district feel. I always verify school zoning for a specific address before you write an offer.

Getting Around

  • Route 60 and Route 711 run east toward Midlothian and Richmond.
  • Route 288 connects eastern Powhatan to Midlothian, Short Pump and I-64.
  • Midlothian is usually 15 to 25 minutes from eastern Powhatan.
  • Downtown Richmond is roughly 35 to 45 minutes from Powhatan Courthouse.
  • Fort Gregg-Adams is roughly 50 minutes to an hour away, so most military buyers stationed there look first at Chesterfield.

Taxes and Costs

Powhatan's real estate tax rate is $0.77 per $100 of assessed value for 2026. On a $500,000 assessment, that's about $3,850 a year. Vehicles are taxed separately as personal property.

Things to Do

Powhatan State Park sits along the James River, with trails, camping and river access for kayaks and canoes. Fighting Creek Park hosts youth sports and community events, and the courthouse village has local shops and dining.

Is Powhatan a Good Fit for You?

Powhatan is a great fit if you want:

  • Land, privacy and a rural feel, close to Midlothian
  • A small school district
  • A real estate tax rate lower than Chesterfield's or Henrico's

Things to think about:

  • Most homes use well water and septic systems, which need their own inspections.
  • Internet options vary by road. Check carefully if you work from home.
  • Shopping, dining and many services mean a drive into Midlothian.
