Where People Live in Hanover
Mechanicsville
Mechanicsville is Hanover's largest community and the closest to Richmond. It has established neighborhoods, newer subdivisions and the shopping and restaurants along Route 360 and Mechanicsville Turnpike. For a lot of buyers, it's the sweet spot between convenience and a quieter pace.
Atlee and Rutland
The Atlee area, between Mechanicsville and Ashland, has many of Hanover's newer planned neighborhoods. You'll find larger homes, community pools and quick access to I-295.
Ashland
Ashland is an incorporated town with a classic main street, Randolph-Macon College and trains running right through the middle of town. It has an Amtrak stop, local restaurants and a real community feel.
Western and Northern Hanover
Out toward Montpelier, Beaverdam and Doswell, Hanover turns rural. Think bigger lots, farmland and more privacy, with longer drives to everything.
Schools
Hanover County Public Schools serves the county. Atlee, Hanover, Lee-Davis, Mechanicsville and Patrick Henry are the high schools. As always, I verify school zoning for a specific address before you write an offer.
Getting Around
- I-95 and I-295 make Hanover one of the easiest places to commute from, north or south.
- Mechanicsville to downtown Richmond is usually 15 to 20 minutes.
- Ashland has an Amtrak stop, which is handy for trips to D.C. and Northern Virginia.
- Fort Gregg-Adams is roughly 45 minutes to an hour from Mechanicsville, depending on traffic.
Taxes and Costs
Hanover's real estate tax rate is $0.81 per $100 of assessed value, one of the lowest among the counties closest to Richmond. On a $500,000 assessment, that's about $4,050 a year. Vehicles are taxed separately as personal property.
Things to Do
Kings Dominion is in Doswell, in northern Hanover. Pole Green Park and Poor Farm Park are local favorites for sports and trails, and the summer Hanover Tomato Festival is a county tradition.
